Building Energy Rating (BER)

What is a BER - and why do I need one? A Building Energy Rating is a measure of how efficient a building is, measured in CO2 emissions per year. It is calculated taking into account heat loss, efficiency of heating systems and controls, ventilation, solar gains and fuel type.
It also takes into account solar panels and any other renewable energy sources. It is required under articles 5, 6 and 7 of the Energy Performance of Buildings Directive (EPBD) when offering a property for sale or to let. The penalty for non-compliance is a €5000 fine.
